Álvaro Villar López, director of WeWork Mexico, an international company dedicated to shared office rentals and a leader in the industry in Guadalajara, mentioned that the growth is due to the formal return to offices and new flexible work schemes with greater flexibility and shared schedules.
"Guadalajara is experiencing the highest number of members in WeWork's history in the area, with an occupancy rate of around 80%. During the pandemic, we had only 30%."
"In terms of traffic, on average, 90% of the members use the office at least once a week, and 85% of Mexicans prefer a hybrid scheme, meaning returning to the office for three to five days a week. We are talking about a transition where people now choose to be in the space for two or three days on average," explained Villar López.
Currently, WeWork has four locations in the Guadalajara Metropolitan Zone: Midtown Jalisco, Américas, Punto Sur, and The Landmark. According to the company's director, over 400 companies utilize these spaces, of which 65% are global firms, mainly in the technology sector, and 35% are freelancers, as well as small and medium-sized enterprises (SMEs). He also mentioned that around 3,600 people use coworking spaces in the Guadalajara Metropolitan Zone, and the majority, approximately 3,200, are regular clients who use a dedicated office, while 400 are digital nomads, meaning workers who move to other cities or countries and work in other WeWork facilities around the world. Villar López explained that the pandemic has allowed for greater flexibility in the way companies work by combining remote work with office work, which are facilities that workers seek in their workplaces.
