American Industries, the leading company in the industrial real estate and administrative services market, plans to expand its industrial real estate portfolio in Mexico this year. The company will invest $150 million in adding 140 hectares to its property stock to take advantage of the growing demand for industrial space for rent, driven by nearshoring in Mexico.
Mexico has the potential to become the new industrial real estate hot-spot and an investment center for the American Continent, says the company. With its investment, expansion, and development plan of its portfolio, American Industries aims to be ready to receive more foreign companies that are looking for, mainly, the proximity to an available labor force, specialized security, and the necessary infrastructure to carry out their operations.
To meet the upcoming needs, American Industries will construct facilities with sufficient electricity, water, and gas for production processes. Its construction plan includes new facilities with environmental or sustainable certification, with sustainable energy sources and water consumption.
In 2023, as part of the first investment phase, American Industries will add 5.7 hectares to its industrial park in Ciudad Juarez, Chihuahua. Also, the company will begin the second phase of development of its 54-hectare complex in the city of Chihuahua, in the same-named state. In Apodaca, Nuevo León, American Industries will expand the gross leasable area (GLA) of its 28-hectare park.
The expansion of the three projects will add an estimated area of 186 thousand square meters of space and the incorporation of 13 industrial buildings.
According to SiiLA Market Analytics data, the inventory (in square meters) of class A and B properties in the Apodaca submarket increased by 7% in the last year, and its availability rate went from 2.8% to 1.3%, making it an over-demanded market. In Ciudad Juarez, inventory increased by 3%, while availability trended downward from 1.2% to 0.2%.
American Industries has a portfolio of more than 140 industrial properties in Mexico and a presence in 17 industrial parks.
