Last Friday marked the official start of the final stage of the expansion of the Bajío Industrial Park in the Salamanca submarket of Guanajuato. Warehouse six was constructed and a new FedEx and PENSTONE station was inaugurated, located in warehouse five of the industrial park.

The Bajío Industrial Park has a total of nine warehouses spread across a gross leasable area of almost 80,300 square meters. Warehouse six, which is class B, occupies an area of 7,500 square meters, making it the smallest property in the park. According to information from SiiLA Market Analytics, the average warehouse in the park is 10,000 square meters.

The Bajío Industrial Park was established in 2014 to accommodate Mazda Motors' supplier industries and logistics companies that required large storage areas with secure perimeters in a strategic industrial corridor. An investment of approximately 85 million pesos is projected to construct warehouse six.

The new FedEx and PENSTONE station will bring significant economic benefits to the state of Guanajuato. PENSTONE, a Japanese auto parts and logistics company, invested 20 million pesos and generated more than 60 direct jobs during the project's development. FedEx invested 3.9 million dollars in the new station and created 90 direct jobs. With this new distribution center, the logistics company now has 24 shipping centers in Guanajuato. The FedEx and PENSTONE station is located in warehouse five of the Bajío Industrial Park in Salamanca, which is a Class A property of more than 8,800 square meters according to SiiLA.

The economic impact of the Bajío Industrial Park adds to the investments of 5.4 billion dollars that the state of Guanajuato has received in the last four years, according to Governor Diego Sinhue Rodríguez Vallejo.
