Chihuahua's Industrial Market Gets a Boost from American Industries' Latest Investment

The manufacturing industry in Chihuahua is booming. Mexican industrial and real estate service company American Industries recently laid the cornerstone for its new industrial park in the state. Local authorities anticipate that this complex will become a hub for development. According to SiiLA, American Industries properties primarily attract companies in the automotive, electronics, and capital goods sectors. Nationally, companies in these sectors occupy over 63% of American Industries' leased space.

With American Industries' recent investment, Chihuahua is strengthening its position as one of the most important industrial markets nationally. The state government has emphasized that this project will accelerate the transportation of goods to the United States and take advantage of nearshoring in the region, which currently holds the top spot for national exports. It's worth noting that American Industries has been investing in Chihuahua, ranked as the sixth most competitive city in Mexico, and Ciudad Juarez, which, along with El Paso (Texas), forms a commercial logistics corridor between Mexico and the United States.

Just on its own, the American Industries Industrial Park Chihuahua will generate an economic spillover of USD 142 million and create 450 jobs. This expansive development in the city of Chihuahua includes the construction of 13 industrial warehouses covering 44.3 hectares on a land extension of 54.5 hectares. With this new property, American Industries has at least 16 industrial parks nationwide. According to SiiLA Market Analytics, this includes developing and leasing over 140 industrial warehouses with significant customers, including electronics giants Electrolux and Foxconn, automotive company Lear Corporation, and manufacturing company TECMA Group.

In the short term, it's predictable that American Industries will continue to expand its real estate portfolio nationally. As of the first quarter of 2023, the Mexican company had at least ten projects and construction developments, with a gross leasable area of nearly 300,000 square meters. SiiLA reports that these projects are in Ciudad Juarez, Guadalajara, Monterrey, and San Luis Potosi, indicating that the company will continue strengthening its presence in the northern and Bajio regions of Mexico.
