The main purpose of these developments, as the name suggests, is to be a mixed-use location, combining within the same complex a variety of uses.

Most complexes are for both corporate and residential use. However, many developments have leisure areas, stores, restaurants, hospitals, and even hotels within the same structure (in addition to the segments mentioned above).
In addition to diversification, another advantage of mixed-use is the ease/convenience that this project can bring to the colony/region.

This type of use makes the local economy move more smoothly. It is a practical business model even for people living around the complexes, as they can find many different services at the same address.

One of the most recent examples of mixed-use buildings is Chapultepec Uno R509, a development located at the entrance to Paseo de la Reforma, the most strategic point in Mexico City. It has an A+ rating and includes a hotel, residential apartments and offices. In addition, it is a complex with the highest sustainability standards as it is in the process of LEED GOLD certification. It has an area of 154.60 m2 - 1,283.27 m2 and 58 floors.

Another example is Centro Empresarial Nuevo Sur - Torre I, a mixed-use urban center located in Monterrey, Nuevo Leon. It has complimentary amenities for all users of the Tower, allowing them to make their offices more efficient. It has an available area of 115,000 m2.
