Monterrey and its metropolitan area are emerging as a prominent option for the development of dark stores or "last mile" facilities, driven by the rapid growth of e-commerce. 

In the last year, approximately 80,000 square meters have been occupied in Guadalupe, Apodaca, San Nicolás de los Garza, and Monterrey. 

Furthermore, Monterrey has attracted significant e-commerce companies in buildings built to suit, meaning they are custom-built according to the client's needs. This trend is expected to continue rising in the coming years due to the continuous growth of e-commerce.
