The announcement of the Parque Tepeyac inauguration by FIBRA Danhos generated great anticipation. Originally scheduled for October 25th, the opening was affected due to a construction suspension in the cultural and entertainment area where the "largest aquarium in Latin America" is located. However, FIBRA Danhos has informed that the new inauguration date has been postponed to the first half of November, while the opening of the eagerly awaited aquarium is planned for the second quarter of 2023.

Despite setbacks, Parque Tepeyac has achieved a significant milestone. According to the financial report of the third quarter of 2022, the project is complete and has been well-received by tenants. It has shown sustained growth in terms of commercialization, solidifying its position as an attractive mixed-use center.However, since the announcement of the project in 2018, FIBRA Danhos has faced various challenges in opening Parque Tepeyac.

Initially scheduled for the first half of 2020, the inauguration was significantly delayed due to the Covid-19 pandemic and previous periods of suspension. One of the main obstacles has been opposition from local residents. They have expressed discontent and filed protests, arguing that the construction of the park and aquarium will worsen water scarcity in the area.

They conducted a blockade at the intersection of Eduardo Molina and San Juan de Aragón avenues on October 3rd.Furthermore, several animal protection associations have expressed concerns about the welfare of the marine life in the aquarium and the lack of sufficient information regarding the water source. In response, these civil associations filed a legal petition to halt the construction, which was accepted, adding further obstacles to the project's completion.

Despite the challenges and controversies, Parque Tepeyac is an ambitious mixed-use development poised to become one of the largest in Mexico City. It will offer a spacious 120,000 square meters of commercial space, with over 250 available premises, along with open areas and gardens for recreation and leisure. Well-known brands such as LiverpoolSearsCinépolis, and Walmart Express will be present in the park.
