Fibra Educa Grows with New Acquisitions in 2022

FIBRA EDUCA, the first Mexican real estate investment trust focused primarily on educational properties, has recently added new properties to its portfolio after almost two years without any additions.

In its financial report for the first quarter of 2022, FIBRA EDUCA disclosed that leasing revenue increased by approximately 50 million pesos (mdp) compared to the previous quarter. This boost resulted from rental value updates for certain properties.

The report revealed a Net Operating Income (NOI) of 697 mdp, reflecting a 5.42% increase from the first quarter of 2021. Additionally, Funds From Operations (FFO) reached 702 mdp, marking a 27 mdp increase compared to the same quarter the previous year.

Following a two-year acquisition hiatus, FIBRA EDUCA has included four fully leased properties in its portfolio. These properties, with a combined gross leasable area (GLA) of 16,563 square meters, are now occupied by UNIDEP (Universidad del Desarrollo Profesional), a leading educational institution. The acquisition of these properties aligns with FIBRA EDUCA's growth plan, and a 15-year lease agreement was signed upon acquisition. The newly acquired properties are strategically located in Coahuila, Baja California Norte, Sonora, and Sinaloa.

According to Real Estate Market & Lifestyle, FIBRA EDUCA is also expected to acquire a property in the El Bajío region of Mexico during the second half of the year.

Currently, FIBRA EDUCA manages a fully occupied portfolio of 63 properties, including 23 educational facilities, 35 learning centers, and 5 office buildings. These properties are spread across different states in Mexico, such as CDMX, Estado de México, Hidalgo, Jalisco, San Luis Potosí, Nuevo León, Aguascalientes, and Quintana Roo.
