Fibra Storage, a real estate investment trust specialized in operating and developing self-storage mini warehouses, has recently released 520,879 real estate trust certificates (CBFIs) that were held in the trust's treasury, as announced in a notice published on the Mexican Stock Exchange (BMV).
These certificates were intended for the payment of the purchase of five properties operated under the Guardabox brand, which were acquired in October 2021.
"The CBFIs were used as settlement for the consideration of the contribution to the trust's assets, which includes the buildings and assets of the five properties operating under the Guardabox brand, located in Guadalajara and San Luis Potosí," explained Fibra Storage in the market notice.
The Guardabox portfolio properties were acquired for a total price of 103 million pesos, with payment made 70% in cash and 30% in Real Estate Trust Certificates, at a reference value of 19.10 pesos per certificate.
Following this transaction, the real estate trust confirmed that it now has 223,292,984 real estate trust certificates in circulation.
Fibra Storage currently reports a portfolio of 33 properties, of which 26 are operational, and the remaining seven are land for future development. The Gross Leasable Area is 150,341 square meters, and the occupancy rate stood at 77.5% at the end of the third quarter of 2022.
