In the competitive world of the industrial real estate market in Mexico City, safety is a crucial factor directly impacting the quality and value of properties. One prominent aspect is the presence of fire safety systems, essential elements that not only safeguard investments but also enhance the appeal of properties for potential tenants.

Data provided by SiiLA Market Analytics reveals a clear evolution in the preference for more advanced fire safety systems over time. In past decades, hose cabinets were predominant, but since the new millennium, the trend has shifted towards more modern systems, especially sprinklers.

According to the collected data, from 2001 to 2010, the delivery of industrial spaces with sprinklers or hose cabinets was nearly equal. However, from 2011 onwards, the ratio has dramatically changed, with a 3-to-1 preference for sprinklers. This suggests a clear inclination towards more efficient and advanced fire safety systems in new constructions.

Additionally, the research highlights the trend of many industrial spaces having more than one fire safety system. In these cases, the advanced system, such as sprinklers, is considered predominant. This diversification strategy not only adds an extra layer of security but also underscores the importance property owners place on fire protection.

On the other hand, hydrants, though present in a modest 7%, emerge as the least popular choice as a standalone fire safety system. This limited preference can be attributed to the superior effectiveness and lower human intervention required by other systems, such as sprinklers.

Updates in Older Properties

The research also emphasizes an interesting fact: many properties built over a decade ago have incorporated new fire safety systems. This not only demonstrates a continuous awareness of the importance of safety but also enhances the overall quality of the industrial real estate market, providing safer and updated options.

Stringent Regulations:

The Official Mexican Standard NOM-002-STPS-2010 establishes safety conditions for fire prevention and protection in workplaces. This regulation governs the implementation of fire safety systems, ensuring rigorous standards are met to safeguard both workers and properties.

Furthermore, the NMX-S-066-SCFI-2015 specifies minimum quality and component aspects, characteristics, design, installation, and operation of fixed fire protection systems, whether wet or dry, and automatic sprinklers. Its application extends to any building requiring a fixed fire protection system to safeguard human life and property, as required by other standards, regulations, or laws within the national territory.

The choice of fire safety systems is both a security measure and a strategy directly influencing the quality and attractiveness of the industrial real estate market. Sprinklers emerge as undisputed leaders, offering a combination of efficiency and reliability that mitigates investment risks, creating a conducive environment for secure and sustainable investments in Mexico City's industrial sector.
