In the northern part of Mexico City, a submarket stands out as a hub for urban and industrial development, becoming a key reference point for commercial enterprises in the region. This strategic enclave is distinguished by its connectivity through crucial roadways and direct access to highways leading to the Bajío and Northern Mexico, solidifying its appeal as an investment magnet.

In terms of occupied square meters, the primary industries include Transportation and Logistics, Consumer Products, and Packaging, encompassing two-thirds of the total space. Along with the industries of Vehicles and Parts, and Food, Beverages, and Tobacco, these sectors constitute 80% of the built inventory, establishing the submarket as the largest in Mexico City.

The origin of these companies reflects a strong local and international presence, with Mexico and the United States responsible for two-thirds of the occupied square meters.

In the consumer products industry, Mercado Libre emerges as the leader, doubling its occupied area in the last two years. Meanwhile, Walmart positions itself as the company occupying the most square meters in the submarket, experiencing a 55% increase.

Companies dedicated to packaging show varied performances. DHL remains the leader in occupied square meters, albeit with modest growth. In contrast, Estafeta experiences a remarkable 56% increase.

In the Transportation and Logistics sector, Kuehne + Nagel and Geodistake the spotlight, occupying the largest square footage and expanding their occupied space by 18% and 13%, respectively.

This report emphasizes the dynamism and attraction exerted by this submarket, where companies not only solidify their presence but also seek expansion, reflecting a promising horizon for commercial growth in the region. In a constantly evolving scenario, this enclave north of Mexico City positions itself as a key epicenter on the map of industrial commerce.
