Impact of Macroeconomic Trends on the Real Estate Market: SiiLA at the Valuation Architects Society’s Forum

On Tuesday, June 27, Alejandro Delgado, Country Manager Mexico at SiiLA, delivered a presentation on "Innovative Solutions for the Commercial Real Estate Market" at the forum "Strategic Digital Tools for Appraisers." The Valuation Architects Society organized the event at the Mexico City Architects College Auditorium - Mexican Architects Society (CAM-SAM, for its Spanish acronym).

During his presentation, Delgado discussed the macroeconomic trends and their impact on office and industrial assets in Mexico's commercial real estate market. He highlighted the current historic level of national investment driven by nearshoring, which has led to historically low availability rates and record-high market prices for industrial assets. Additionally, Delgado stated that the office segment has experienced a strengthening trend with increasing occupancy rates and stable market prices.

Regarding the performance of the real estate market, Delgado said that the investment and project development prospects are positive. For example, he mentioned that one of the most important indicators in the real estate sector, the capitalization rate or cap rate, continues to decrease. This signifies that the commercial real estate market is viewed as a low-risk investment. This trend is mainly due to the dollarization of rents and the recovery of occupancy rates, which indicate increased demand for spaces and favorable conditions for investment.

Alongside Delgado, Gabriel Del Castillo, Director of New Business at Softec, a specialized real estate consultancy and research company in Mexico, also shared insights at the event. Del Castillo discussed the technological tools revolutionizing the real estate industry, as well as the challenges, issues, and computer-based solutions related to real estate information.

The event was attended by university professors and leaders in the commercial real estate market, including Giancarlo Nicastro, CEO of SiiLA, and Antonio Alberto Mota Villanueva, President of the Valuation Architects Society.
