Industrial Absorption Follows Supply, Not the Economic Cycle

Mexico’s economy began 2026 with weak growth. GDP fell 0.8% quarter-over-quarter, with declines across all components and annual growth of just 0.2%, according to preliminary estimates from INEGI.

That environment would suggest pressure on the industrial real estate market; however, the data point in another direction: although the sector is not immune to the cycle, in recent periods its behavior aligns more with supply-side conditions than with aggregate demand, with net absorption linked to the volume of available space and the pace of new inventory delivery.
