Kaizen a Unique Project for the Industrial Market of Querétaro

Kaizen, a word translated from Japanese meaning "improvement," refers to a series of continuous improvements made in the family, personal, and social contexts. It has also been widely employed in the industry as the well-known "Kaizen method." Without a doubt, improvement is what the industrial park of the same name, Kaizen Industrial and Commercial Park, promises. 

Construction of this mixed-use project began on September 26, 2019, in Colón, Querétaro. Developed by Construye Industrial, the project spans 520,000 m². 70% of its total area is dedicated to industrial use, while the rest will be allocated to a gas station providing regular, premium, diesel, natural gas, and electric charging services, a 150-room hotel, a commercial area with restaurants, supermarkets, pharmacies, and a large anchor store, as well as an office building that will house a "Call and Data Center." 

Additionally, the industrial zone will feature the state's first vertical building for light industry, equipped with storage floors for mini warehouses. This project stands as a unique endeavor, becoming the first LEED-certified industrial park in the state.

Its significance is further amplified by its location, which will support the growth of the Querétaro Intercontinental Airport and the Peña de Bernal. Furthermore, it will generate over 1,500 permanent jobs upon the completion of its four construction phases, attracting the establishment of more than 150 companies. 

The investment for this project amounted to 8 billion pesos, fostering growth, innovation, and development in the surrounding region. 

According to SiiLA, from 3Q to 4Q of 2020, the percentage of available space in the market increased from 4.91% to 6.34%, largely due to deliveries within the park, totaling 84,118 m². These are the first two deliveries of Kaizen, and the project is expected to be concluded in 2023, inviting transformation and investment in the state of Querétaro.
