Liverpool's PLAN. The Logistics Titan in Mexico and Latin America

The new industrial warehouse of El Puerto de Liverpool is a titan. Located in Jilotepec, State of Mexico, it is part of the Arco Norte Logistics Platform (PLAN, for its acronym in Spanish). It is the largest property of its kind in Mexico and Latin America.

The department store chain's PLAN will include six additional warehouses, in addition to the one already under construction.

The existing industrial building, which began operations in 2022, is the central node of Liverpool's logistics scheme. From here, the company's regional warehouses are fed, distributing merchandise to the stores, which also function as distribution centers.

The logistics complex occupies 230,000 square meters and stores merchandise. To better understand the dimensions of this warehouse, it is 19 times larger than the average of other similar industrial warehouses, according to information from SiiLA Market Analytics.

Regarding square meters, Liverpool's existing PLAN property represents 69% of the new inventory registered in Arco Norte between 2019 and 2022. In that period, more than 332,500 square meters were incorporated into the Arco Norte submarket. Of these, 230,000 square meters belong to the new warehouse.

Liverpool's most recent property is one of seven giant buildings in which the company plans to invest. In 2023, two more PLAN industrial buildings will be built, according to the department store chain's construction project.

Together, both properties will cover more than 141,400 square meters, corresponding to 85% of the square meters of the new inventory, which will be built in Arco Norte in 2023. Liverpool also plans to build four more industrial buildings at its Jilotepec hub. These will cover an area of almost 428,500 square meters, equivalent to 94% of the new inventory planned for 2024.

The PLAN is part of Liverpool's project to centralize its operations and create a logistics structure by land, particularly as it is located in a strategic area with easy access to the Valley of Mexico and its outskirts, as well as to the Puebla-Tlaxcala Valley and the Bajío. The Mexico-Querétaro Highway connects with roads that run to the border between Mexico and the United States.

Liverpool's relocation project involved the construction of the PLAN buildings and the process of location replacement.

In 2022, the company moved out of four industrial buildings: two at Logicenter Cuautitlán II, one at CEDIS Liverpool Huehuetoca, and one at Prologis Park Toluca. These four properties together cover more than 112,000 square meters.
