Truck yards have become a crucial element in the design of industrial warehouses, playing a strategic role that goes beyond mere logistics. But what are truck yards really, and why are they essential in the current context?

A truck yard is a specifically designed area in industrial facilities and warehouses to facilitate essential operations of the warehouse. It is dedicated to the smooth transit of trucks and the execution of crucial maneuvers for efficient loading and unloading of goods. This strategic space serves as a logistical connection point between the exterior and interior of the warehouse, playing a fundamental role in optimizing operational flow and ensuring efficiency in the movement of goods.

These are outdoor areas designed to facilitate the efficient movement of vehicles and goods in the industrial environment. They are extensions of industrial warehouses that provide outdoor space for activities such as loading and unloading, parking of commercial vehicles, and logistical maneuvers. Their main function is to streamline operational flow, reduce waiting times, and improve efficiency in the supply chain.

The strategy behind incorporating truck yards lies in their ability to optimize space and enhance accessibility. These areas must be designed considering the capacity to accommodate a variety of vehicles, from cargo trucks to handling equipment. Additionally, they must have an efficient layout to ensure unobstructed workflow.

The strategic location of truck yards is also crucial. They should be situated to minimize interference with internal operations of the industrial warehouse while allowing easy and quick access to and from major transportation routes.

What competitive advantages do they offer for industrial warehouses? The incorporation of truck yards confers significant competitive advantages to industrial warehouses. Efficiency in logistical operations translates to faster delivery times, thereby improving customer satisfaction. Moreover, these outdoor spaces offer flexibility to adapt to the changing needs of the market and the evolution of business logistics.

From older industrial warehouses in Vallejo to modern facilities, the transformation of truck yards has been notable. Once primarily used as basic loading and unloading areas, these spaces have now become strategic centers driving operational efficiency and competitiveness in the Mexican commercial real estate market.

Truck yards are not merely concrete extensions but innovation engines in industrial design, directly influencing the efficiency and competitiveness of warehouses. Their evolution reflects the adaptability of the real estate market to changing logistical and business demands.

In recent constructions,  SiiLA  has observed that around 50% of the land area is allocated to leasable gross area, while the remaining is strategically assigned to the truck yard, industrial park infrastructure, among others. This distribution highlights a trend towards a more balanced approach in space allocation, recognizing the importance of optimizing both storage areas and truck yards to improve operational efficiency and logistical flexibility in current industrial facilities.
