T-Mex Park: logistics colossus and future Tesla headquarters?

The T-Mex Park logistics hub is set to become a world-class colossus, with a planned extension of four million square meters. The industrial park, located in the Zumpango-Nextlalpan submarket of the State of Mexico, will have an investment of 16 billion pesos. It is speculated that this industrial park could soon become the headquarters of a new plant of the multinational automotive company, Tesla.

According to SiiLA Market Analytics, construction of at least 17 industrial warehouses in the T-Mex Park is initially planned. These properties are expected to cover an estimated area of almost 1.5 million square meters, though this could vary in the future. Construction is scheduled to begin this year.

This week, the Mexican Government confirmed that Tesla is considering locating in the T-Mex Park due to its proximity (about three kilometers away) to the Felipe Angeles International Airport (AIFA). While Elon Musk has not confirmed Tesla's investment in the State of Mexico, the Ministry of Foreign Affairs assures that negotiations with the company have been ongoing for more than a year. Earlier this year, local media reported that Tesla has plans to build a "gigafactory" in the Nuevo Leon market, which would involve an initial investment of close to one billion dollars.

Regardless of whether Tesla decides to invest in the State of Mexico or Nuevo Leon, the T-Mex Park is set to become a milestone in the Zumpango-Nextlalpan submarket, which is shaping up to become a hub of consumption and economic growth in the country.

The developers of the T-Mex Park, e-Group and Grupo Nemx, state that the logistics hub "seeks to complement the assembly of products and rail, airport, and land cargo services." Upon completion of the three stages of construction of the industrial park, the developers expect the T-Mex Park to have a daily handling capacity of three thousand tons of goods.

To put the size of this industrial park in perspective, it is worth noting that as of the fourth quarter of 2022, the registered inventory of Class A and B industrial properties in the Zumpango-Nextlalpan submarket covered an area of more than 136,000 square meters, according to SiiLA Market Analytics.
