Torre Mayor, Reforma's icon, obtains the highest LEED certification

Yesterday, FIBRA Uno (FUNO) announced that Torre Mayor, one of the most iconic properties in the Mexico City office market, had been awarded LEED Platinum certification in the Building Operation and Maintenance (O+M) category.

This recognition makes the property "an example of sustainability, demonstrating its leadership in the construction industry's transformation and endorses FUNO's commitment to better environmental and energy performance," according to the trust.

Torre Mayor is in the Reforma submarket and is a class A+ building with almost 84,000 square meters of gross leasable area (GLA). As of the fourth quarter of 2022, it registered an occupancy close to 80%, according to SiiLA Market Analytics data. Notable tenants in the 59-story tower include Barclays, Colliers, Deloitte, Siemens, and Western Union.

The USGBC LEED O+M Platinum certification is awarded to existing properties with more than 80 points in evaluations that measure performance in energy and water efficiency, use of renewable energy, indoor environmental quality, waste reduction, and use of sustainable materials and resources, according to US Green Building Council (USGBC) records. Previously, in 2009, Torre Mayor was certified in the same category.

In addition to meeting these requirements, to achieve LEED Platinum certification, the building must have a comprehensive operation and sustainment plan that includes regular monitoring of building systems, periodic maintenance and upgrades to improve efficiency, as well as ongoing education and training for occupants and maintenance staff to promote sustainable behaviors and practices.

The cornerstone for the construction of Torre Mayor was laid in 1997, and the skyscraper was built in the area that used to be occupied by the Chapultepec Cinema, which was demolished that same year. When it was inaugurated in 2003, Torre Mayor became the tallest building in Latin America.
