Valle Oriente, Monterrey's largest office submarket, is experiencing an unprecedented surge in 2023. Between January and September, over 11,600 square meters were added, marking its highest level in the first nine months of the last three years, according to SiiLA. This underscores the possibility of a new inventory delivery record this year.

Valle Oriente is located in the municipality of San Pedro Garza Garcia in Nuevo Leon, Mexico, and has become a strategic business hub. With its prime location providing access to major transportation routes and the Monterrey International Airport, Valle Oriente attracts a diverse range of renowned companies, from cutting-edge technology firms like Oracle and Cognizant to financial giants and business service companies like Banorte and Price Water House.

Its appeal lies in its top-notch infrastructure, featuring state-of-the-art buildings with advanced technology. These buildings are set in pleasant surroundings and offer various luxury services and amenities, such as shopping centers, restaurants, and green spaces, enhancing the quality of work life and providing panoramic views for companies seeking a conducive environment for national and international business.

Valle Oriente, a Real Estate Business Epicenter

Valle Oriente is Monterrey's most extensive office submarket. Over the past four years, it has grown by 9%, adding nearly 32,300 square meters of gross leasable area (GLA). Since 2019, market prices have experienced a significant 21% increase, reflecting price competition driven by the growing demand for office spaces in the area.

It's important to note that Valle Oriente has seen four consecutive quarters of positive net absorption. Nevertheless, although gross absorption has not yet returned to pre-pandemic levels, it reached a level 7% higher in the first nine months of 2023 compared to the same period last year. This suggests that Valle Oriente retains a significant tenant base and has a growing demand for spaces. However, due to the recovery phase in space absorption and record levels of new inventory, the vacancy rate has risen but remains stabilized below 15%.

This scenario paints a promising future for this office submarket in Monterrey. In the medium term, the expectation is that Valle Oriente will continue to attract companies from various sectors due to its top-notch infrastructure and strategic location. According to data from SiiLA Market Analytics, 49% of the submarket is occupied by finance, real estate, and business products and services companies.

The evolution of Valle Oriente is a testament to the resilience and growth potential of office submarkets in Mexico, and its story continues to be written with each new project and opportunity that arises.
