The Aeropuerto Submarket, located in the northeast of Santiago de Queretaro, Mexico, stands out for its industrial, economic, and urban development, focusing on the aerospace, automotive, and logistics industries. This has significantly contributed to the region's growth and progress.

In fact, the industrial inventory at the Aeropuerto Submarket has shown consistent year-over-year growth in a context where gross absorption and new inventory have been on the rise, with stable occupancy levels and increasing average rental prices. According to SiiLA, between the third quarter of 2022 and 2023, the Aeropuerto Submarket added over 200,000 square meters of industrial space, representing a 17% growth.

This submarket is characterized by housing approximately one-fifth of Queretaro's industrial properties, with large-sized properties predominantly of high quality (97%).

A noteworthy example is Vesta Park Queretaro VPQ 07, offering nearly 24,300 square meters of leasable area. This Class A property, scheduled for delivery this year, boasts a strategic location near the Queretaro International Airport and Highway 57.

Large-sized warehouses, equipped with electrical substations, high ceilings, and within industrial parks with high-quality infrastructure and essential services, such as Vesta's property, attract significant tenants, especially those in manufacturing, logistics, and distribution.

Why do companies choose to establish their operations at the Aeropuerto Submarket?

According to SiiLA, 90% of industrial space in the Aeropuerto Submarket is occupied by companies in the manufacturing, transportation, logistics, and consumer products sectors. These sectors include subsectors of great importance to the Mexican economy, such as vehicles and parts (29%), capital goods (19%), aerospace (17%), transportation and logistics (8%), and electronics (4%).

Among the tenants with the most significant occupied space in the third quarter of this year are aerospace companies Safran Group and Bombardier, as well as automotive parts provider Brose Fahrzeugteile and electrical and electronic goods company Mitsubishi Electric Corporation.

For these types of companies, the industrial area of the Aeropuerto Submarket is strategic not only due to its geographical location in the heart of Mexico's Bajio region, near the country's center, facilitating the establishment and operation of supply chains both nationally and internationally, but also due to its infrastructure of highways, railways, and airports, making it ideal for the transportation of raw materials and manufactured products.

Furthermore, the state government highlights that Queretaro's skilled workforce is one of its most important value-added assets. The presence of renowned universities and training centers with programs specifically designed to meet the needs of these companies ensures the availability of talented workers, contributing to the arrival and expansion of enterprises in the region.

In addition to this, the manufacturing focus of the region, according to Mexico's Finance Secretariat, makes it one of the most competitive and attractive for nearshoring, mainly due to public policies and regulations that promote foreign investment and business establishment. This is especially relevant in a context where Queretaro has been recognized as a sustainable destination in terms of energy.
