Cienega de Flores, the Fourth Industrial Submarket with the Most Absorptions in Mexico in 2023

Cienega de Flores, located in Monterrey, is one of Mexico's most enticing business destinations. Throughout 2023, this region has emerged as the fourth-largest industrial submarket in absorption nationwide. According to SiiLA, over 330,000 square meters had been occupied by September in Cienega de Flores. This accounts for approximately 27% of the industrial space absorbed in the Monterrey metropolitan area, Mexico's largest industrial real estate market.

Data shows that this year, Cienega de Flores has been particularly attractive to manufacturing, electronics, and business product and service companies. Companies such as Genie, Johnson Controls, and Yin Lu Co have chosen to expand their operations in this region, known for its strategic location near the U.S. border, high-quality infrastructure, and highly skilled workforce.

With the increasing demand for industrial spaces in this area, investment and business development are expected to continue to rise in the coming years, further solidifying its position as one of the most attractive business destinations in Mexico. In fact, between the third quarter of 2019 and 2023, the industrial area of Cienega de Flores increased by nearly 35%, with the addition of almost 600,000 square meters. During the same period, the most sought-after industrial properties ranged from 10,000 to 12,000 square meters. One in every five properties absorbed fell within that size range, according to SiiLA.
