On June 3, 2021, FIBRA Monterrey announced the progressive acquisition of the occupied portion of the Class A+ office complex called Distrito La Perla, located in the Zapopan submarket within the Guadalajara office market.
Distrito La Perla has a total gross leasable area (GLA) of 39,575 square meters and a weighted average occupancy of 81%, which has remained at the same level since its integration into the Guadalajara market in October 2019.
The complex is composed of four corporate buildings described as follows:
- Biosfera I Building: 10,148 square meters with an occupancy of 86%.
- Biosfera II Building: 9,387 square meters with an occupancy of 81%.
- Esfera I Building: 10,904 square meters with full occupancy.
- Esfera II Building: 9,136 square meters with an occupancy of 84%.
While the tenant distribution is diversified across four different industries, the information technology sector represents approximately 40% of the total square meters of the property.
