FIBRA Monterrey Acquires Distrito La Perla

On June 3, 2021, FIBRA Monterrey announced the progressive acquisition of the occupied portion of the Class A+ office complex called Distrito La Perla, located in the Zapopan submarket within the Guadalajara office market.

Distrito La Perla has a total gross leasable area (GLA) of 39,575 square meters and a weighted average occupancy of 81%, which has remained at the same level since its integration into the Guadalajara market in October 2019.

The complex is composed of four corporate buildings described as follows: 

  • Biosfera I Building: 10,148 square meters with an occupancy of 86%. 
  • Biosfera II Building: 9,387 square meters with an occupancy of 81%. 
  • Esfera I Building: 10,904 square meters with full occupancy. 
  • Esfera II Building: 9,136 square meters with an occupancy of 84%. 
 Among its main tenants are Wizeline, leasing over 7,600 square meters, Escuela Bancaria y Comercial (EBC) with 6,041 square meters, and Kodak with 2,500 square meters, as well as companies like Toshiba, Luxoft, and BMC Software. 

While the tenant distribution is diversified across four different industries, the information technology sector represents approximately 40% of the total square meters of the property.
