Mexico City's local government has implemented a legal framework allowing the conversion of office spaces into mixed-use or residential projects, marking a significant step taken two years and one month after the COVID-19 crisis. The regulation applies to unused or abandoned properties and those in operation prior to the 2020 emergency declaration. Notable areas affected include the Historic Center, Santa Fe, Polanco, Granadas, and Paseo de la Reforma.
Under the agreement, buildings with varying density levels will be eligible for conversion, with the number of modified housing units determined by the maximum construction surface area allowed in relation to the defined housing area. Developers interested in this opportunity must register their projects with the Secretary of Urban Development and Housing (SEDUVI) and provide the necessary documentation.
The decree will be effective until December 31, 2024, offering a time-limited opportunity for property conversion. The SEDUVI has the authority to consider projects outside the designated areas if they meet urban development and territorial regulations, comply with urban development programs, and fulfill the requirements outlined in the agreement.
